Real Estate Update February 2025
Reid State Park
Hello Friends,
It is February 2025 and I am writing you from snowy Georgetown, Maine. I don’t know about you but I love hunkering down in the Winter! Not only does it give me a chance to rest, but it gives me a chance to be creative and connect the dots in all areas of my life.
This past year was exciting in that I got to live the life I wanted to live. After finishing the renovation of my cottage I was able to close 3 real estate transactions, 2 buyer represented sales and 1 listing. Needless to say, I learned a lot and enjoyed every minute of working with the amazing clients who entrusted me with this important service.
I enjoy living and working in Midcoast Maine, especially being nearby Reid State Park where you will find me walking frequently. I still need to pinch myself as I am so grateful to live so close to the ocean and all that this natural park has to offer. It really is a dream come true.
What is your dream? How can I help you make it come true?
The other aspect I loved about this past year was the opportunity to travel to different parts of the state that I perhaps would not have gone to otherwise. I made it to Raymond and Albion. They are two very different places, each was a journey, not just the destination. Raymond has beautiful lakes and hills, and the route there gave me views of farmland and beautiful historic homes. Albion was quite a distance a way and also provided me with vistas through Alna and Whitefield that brought back memories of Waitsfield, Vermont where I lived for many years. Once I got to Albion I was oriented to China and Unity. Little did I know that my listing was on the way to the Common Ground Fair!
The people I worked with all touched my heart in different ways. We found commonalities for connecting and were able to make the journey of buying and selling real estate a meaningful memory. Working with other brokers was also a plus as we collaborated and problem solved to make sure each transaction was the best for both of our clients. A win win for all!
Here it is just about mid February and my wood pile is dwindling. Thank goodness for special friends who back you up when the pile gets low. We have had quite a bit of cold weather and a few recent snow storms. My grandchildren are happy about that. There is nothing quite like a good sledding opportunity when you are still in the single digits…5, 7 and 9.
As I plan for this coming year I wanted to provide you with some statistics about the real estate market here in Sagadahoc County Maine and Georgetown Maine where I live.
First here is the Market Review for Sagadohoc County Comparing Years 2023 and 2024. Properties are still selling quickly and holding their values from the time of listing to the actual closing of the sale.
I have lived in this area for 10 years now. I have seen the appreciation of properties increase consistently. Bath, Maine and the surrounding area are very desirable places to relocate and purchase seasonal properties. I will be happy to share the ins and outs of the geography and communities if you are considering a move.
My home in Georgetown is unique in that I live on an Island that is attached to the mainland by a bridge.. There are several bridges I travel over providing me with constant view of water and salt marshes. Beautiful birds flying above, Osprey, Eagles and Herons. It makes the ride so relaxing. The peninsulas of Georgetown and Phippsburg as well as Harpswell are very desirable locations if you are looking for year round or seasonal waterfront property. While the communities are different they each offer a special appeal.
I will be happy to fill in the missing information here, so you can see the variety, types and values of properties that have sold and are also currently on the market. There is a wide variety of homes in Georgetown. The minimum size building lot is 2 acres, however, there are many homes that are on smaller lots that were grandfathered in. In real estate you often hear the expression “location, location, location”. I believe that is a major factor influencing a property’s value, however, the style, location, size and price are very much determined by the buyer. Sellers also have a good sense of the value of their property after living in it for a period of time. That is what I enjoy about this work, the people, sharing their ideas, dreams, values and putting it all together!
Coaching sure comes in handy. Our limiting beliefs about what we can have, or how we can obtain it can really interfere. Staying focused and grounded makes the process more manageable and efficient. That’s my job. I will guide you with a sound and secure process that allows you to be available to make decisions that feel right to you.
Here’s what my first time buyers said after viewing so many properties and making numerous offers, together we found the home that met their needs and dreams:
“We chose to work with Jessie not only for her professionalism but for her ability to understand who we were and what we needed at this point in our lives. The market was and still is wildly competitive and as first time home buyers she was able to coach us through the emotional ups and downs of poor inventory, putting in multiple offers, and being under contract in a sellers market. She coached us through defining what we were looking for in a property and location which helped us solidify and confidently move forward in the property we now call home. She’s truly invested in her work and her clients and wants to see people thrive in their lives. Highly recommended if you’re looking for a smart, down to earth, and thoughtful Realtor!”

Spring is right around the corner. Every February and March I recall driving when I was pregnant with my daughter. There were lots of pot holes and frost heaves. Hence, my drive was often jarring and uncomfortable. Well worth the time, as in March she was born. Spring is a beautiful time to begin again and take those creative ideas from the depths of winter and make them happen.
I am here when you are ready. Feel free to reach out for a consultation and ask any questions you may have!
Would you like a Real Estate Review of your property? I can do that too!
